Information for Private Mortgage Lenders We pay a loan return of 10% per year, for a five (5) year period, based upon the amount of your investment and the terms laid out on our simple chart that you can view here. There are NO commissions or "sales load" taken out of your loan dollars. Additionally, should you need to liquidate, we DO NOT charge an "early withdrawal fee", as many banks do. However, we ask that you do advise us at least 60 days in advance if circumstances require you to liquidate your loan. Your loan is secured by a first or second mortgage on a residential or commercial property right here in the Memphis Metro area, or anywhere in the USA!. In residential loans, second mortgages are for loans of under $25,000. The loan on any property does not exceed 70-75% loan to value, and in most cases, it is much less.
